THE DEAL

The inaugural course stream for Inntuity Academy is titled The Deal. In this course we examine the fundamentals of the hospitality industry. We discuss Hospitality Capital Projects, and how to source, pursue, and ultimately, win opportunities. We thoroughly outline and compare and contrast all stakeholders – from those in the capital stack and the project team to project participants and brands.

Section 1 : The Fundamentals

In this Section, we discuss how the hospitality industry operates and why and how hotels are developed and or acquired. We evaluate the underlying drivers behind Hospitality Capital Projects and learn where to source project information to help with identification and pursuit of project opportunities.

One of the oldest industries in history, the hospitality industry, once dominated by small owner operated inns and bed & breakfasts, has evolved into a marketplace of complex debt and equity markets where private, public, and institutional investors place capital to generate returns via cash flow from operations and asset value appreciation. In this module we discuss the how and why a hotel is developed or acquired and how a hotel generates returns for investors.

While the acquisition and positioning of a hotel asset may have multiple underlying strategies for its raison d’être, Hospitality Capital Projects almost always have one underlying goal—to increase Net Operating Income (NOI). While a Product (or Property) Improvement Plan (PIP) may be the triggering event for the Hospitality Capital Project, the focus of this module is on the underlying motives and end goals of the ownership entity and operator of the hotel.

In this module we discuss how best to identify projects that could represent an opportunity for engagement. Understanding and using Market Intelligence (market intel) is perhaps the most important step toward developing a holistic view of the Hospitality Capital Project industry necessary to position yourself as an eternal student of the industry.

Section 2 : The Project

In this section we discuss Hospitality Capital Project opportunities in-depth. We distinguish between the different types of projects and review timelines. We also discuss how to source, qualify, and ultimately, win engagements.

In this module, we develop a deep understanding of project timelines which will improve your ability to identify, qualify, and pursue potential opportunities for you or your firm.

In this module, we develop strategies to identify and source opportunities that will require accurate and detailed record keeping of the opportunity itself, an assessment of the players in the capital stack, project participant firms, and project team members, as well as which phase the project is in and where we are in the economic cycle.

In this module we discuss how to qualify Hospitality Capital Project opportunities through analysis of a variety of factors during the discovery process as well as how that qualification will help with aligning your value proposition with the project’s pressure points as well as the owner’s engagement tendencies.

In this module, we focus exclusively on the main considerations and criteria in firm selection and award schedule, scope and price.

Section 3 : The Players

In this section, we discuss the different stakeholders involved in Hospitality Capital Project opportunities in-depth. We distinguish between the capital stack, the project team and project participant firms. We take an in-depth look at how different types of ownership entities behave when deploying capital for acquisitions or projects. Lastly, we take a deep dive into the major brands and examine how they impact and influence Hospitality Capital Projects.

In this module, we examine the players in the capital stack – what types of companies develop, acquire, and own hotels and how the structure of these companies guides project development. We define how the capital stack is structured and discuss why ownership entity structures tend to behave in certain fashions, and how that behavior impacts the development and execution of Hospitality Capital Projects.

In this module, we examine why ownership entities are more active at certain points in the economic cycle and when they will tend to be the most active. With this information, you or your firm will be able to execute a much more effective pursuit strategy.

In this module, we develop an understanding and appreciation for the role that non-capital stack project stakeholders play. The focus is on project participant firms, the people or firms typically directly involved in the project but are not contributors to the capital stack. These stakeholders can directly or indirectly impact whether or not you or your firm’s product or service is engaged or procured for the project.

In this module, we focus exclusively on the different ways the major brands impact project development. We discuss which companies offer technical services or have A+C, A+D or D+C departments and which tend to have corporately owned assets.
